Property Questions
Do I need to repair my house before selling?
No. Homeowners can sell their property exactly as it sits. Whether the home needs cosmetic updates, major repairs, deferred maintenance, or is simply outdated, we’ll evaluate it in its current condition and discuss the options that best fit their goals. There is never a requirement to make repairs before speaking with us.
Do you buy homes as-is?
Yes. We work with properties in as-is condition, including homes that need significant repairs. Depending on the property and circumstances, we may purchase the property directly or work with a qualified buyer from our investor network. You don’t need to make repairs before speaking with us.
Do you only make cash offers?
No. Cash offers are just one option. Depending on your goals, we may also discuss creative financing, seller financing, Subject-To transactions, or traditional listing guidance.
How quickly can I sell?
Every situation is different, but many transactions can close within a few weeks if everyone is ready. If additional time is needed for moving, purchasing another home, or coordinating other circumstances, we can often create a timeline that works best for the homeowner.
Is there any obligation after contacting you?
Absolutely not. Contacting us simply starts a conversation. We’ll listen, answer questions, explain all available options, and help you understand what may work best for your situation. There is no cost, no pressure, and no obligation to move forward.
What if my house needs major repairs?
That’s okay. We regularly work with homeowners whose properties need updating or repairs. We’ll review the property’s condition and discuss the options available.
What types of properties do you work with?
We work with a wide range of residential and investment properties, including:
- Single-family homes
- Duplexes, triplexes, and fourplexes
- Small to medium-sized multifamily properties, up to approximately 120 units
- Rental and investment properties
- Vacant properties
- Inherited and probate properties
- Properties needing repairs or renovation
We are open to reviewing properties in a variety of conditions and situations. If you’re unsure whether your property is a fit, reach out and we’ll be happy to take a look.
Can you help if I'm behind on payments?
Possibly. The sooner we can review your situation, the more options may be available. If you’re facing financial hardship, don’t wait to reach out.
What happens after I contact you?
We’ll schedule a conversation, learn about your property and your goals, answer your questions, and explain the options available. If it makes sense to move forward, we’ll guide you through the next steps. If not, there’s absolutely no obligation.
Will you be buying my property yourself?
Depending on the property and circumstances, Creative Open House may purchase the property directly or work with another qualified investor. In some transactions, we may assign our rights under a purchase agreement to another buyer. If an assignment or wholesale transaction is involved, we’ll explain how the process works so you understand who is involved in the transaction.
